Zoning Change Could Mean Expansion of Virginia Gateway

The Prince William County voted to initiate consideration of a Comprehensive Plan Amendment (CPA) that would change the designation of a 10 acre parcel of land just west of Linton Hall Road, on US 29 from Community Employment Center and Suburban Residential Low to Regional Commercial Center.

If approved after a public hearing, the zoning change could lead to an expansion of the Virginia Gateway center on the property located at 7500 and 7504 Alexander Sophia Court and 14301 Lee Highway.

The property is west of Virginia Gateway, which has been developed over the past 15-20 years.

The Peterson Companies, the site developer, said they have not formally decided on what to do with the property.

"At this time, the use is undefined," a spokesperson for the company said.

According to the application, "if initiated, the applicant proposes to file a concurrent rezoning from M-1, heavy industrial to B-1, General Business, which will include details of the commercial development. The project will be an addition to the existing Virginia Gateway Retail Center an will be developed in a comprehensive, coordinated manner, similar to the rest of Virginia Gateway."

David McGettigan, Long Range Planning Manager for Prince William County, in his presentation to the Board said the only drawback to the project is that it could increase traffic in the evenings and weekends.

The vote was 7-0 (with Neabsco District Supervisor John D. Jenkins absent) in favor of initiating the CPA.

"This is going to be a massive improvement it is kinda an eyesore right now," Chariman At-Large Corey Stewart said.
