Rollins Ford Road Extension Moves Forward After Land Acquisitions

With no opposition present at the July 17 meeting, the Board of County Supervisors unanimously approved the acquisitions of several properties and easements to facilitate the extension of Rollins Ford Road to Vint Hill Road. According to county documents, these properties included: 14335 Ladderback Drive owned by Meadows at Morris Farm South Homeowners Association (offered $2,720)
  • 442 square feet for two permanent storm drainage easements.
  • 16, 206 square feet for a temporary construction easement.
8796 Yellow Hammer Drive owned by Meadows at Morris Farm Community Association (offered $325)
  • 2,160 square feet for a temporary construction easement.
8896 Ruffed Grouse Court owned by Meadows at Morris Farm South Homeowners Association (offered $250)
  • 1,639 square feet for a temporary construction easement.
14597 Vint Hill Road owned by R. Michael Simms (offered $10,110)
  • 8,501 square feet for a permanent utility easement.
  • 6,787 square feet for a temporary construction easement.
14605 Vint Hill Road owned by Michael E. and Linda C. Simms (offered $5,245)
  • 4,291 square feet for a permanent utility easement.

  • 2,065 square feet for bridge maintenance easement.

Initially, several owners rejected offers for their properties' However, by the time action was to be taken by the BOCS, most of the objections were cancelled, thus the Board did not have to authorize condemnation and exercise it's quick-take powers. As a result, no residents were present for public comment on the acquisitions. In a memo to the BOCS from Director of Transportation Thomas Blaser, he said owners were offered fair market value based on independent appraisal of the required properties. According to County documents, construction is scheduled to begin in Sept. 2012 and be completed by the end of Aug. 2013.
