BOCS Approves Balls Ford/Wellington Road Sheetz

The Prince William County Board of County Supervisors unanimously approved a zoning change and a special use permit for the property located on the southeast corner of Balls Ford Road and Wellington Road, which will pave the way for Sheetz gas station/convenience store to be constructed.

According to the special use permit application, the retail motor vehicle fuel station will have seven double-sided fueling positions with a quick service food store, restaurant with single-lane drive-thru and car wash.

The Altoona, Pennsylvania company also submitted a sign modification request, to allow them to increase the permitted number of signs on the building’s facade and drive-thru, which was approved.

No citizens objected to the request at the public hearing prior to the vote. The planning commission

recommended approval May 21, 2014, after hearing from two individuals who opposed the plan out of concern for increased traffic along Merrifield Garden Way and the intersection of Balls Ford Road and Wellington Road.

To the east, the property borders an existing 7-11 convenience store.

Sheetz, Inc., which has over 400 locations in Maryland, North Carolina, Ohio, Pennsylvania, Virginia, and West Virginia, is owned by the Sheetz family.
