Dear Neighbors,

On Wednesday, April 9, from 6- 8 p.m., there will be a community meeting to discuss the proposed Manassas Mall rezoning. This is a request to rezone 60.56 acres from B-1 to MXD-U, to allow for the development of multi-family residential units and commercial buildings. This meeting is being hosted by the applicant so that they can hear from the community and answer questions.

This will be an open house format, so please come anytime between 6 and 8 p.m. to review the proposed project, ask questions, and provide the applicant with your comments. 

The Open House will be held at the Manassas Mall and will be located in the corridor leading to Uptown Alley in the space between the Furniture Place and Made Royalty.

Details of the Plan

MANASSAS MALL MIXED USE REZONING - This is a request to rezone ±60.56 acres from B-1 to MXD-U, which is a portion of the property that constitutes the Manassas Mall, to allow for the development of 1,041 multi-family residential units and approximately 47,036 square feet of commercial buildings.

The subject property is located near the intersection of Rixlew Lane, and Ashton Avenue.; is identified on County maps as GPIN 7696-55-3573, 7696-54-8689, 7696-64-5989,7696-65-4175; and is currently addressed as 8501 Ashton Avenue, 8670 and 8614 Rixlew Lane.

The site is designated Mixed Use, Urban Community with a Transect 6 in the Comprehensive Plan which recommends a density of 50-100 dwelling units per acre; is located within the Sudley Road Redevelopment Corridor Special Planning Area, Environmental Resource Protection Overlay, FEMA Floodways, and 100-year Flood Hazard Overlay.
